Delivery Methods
There are several ways to enter a working relationship with our team, each designed to address the particular needs of our private, state, and federal clients. Through each engagement, we uncover facets of service that further our commitment to clients, while benefitting the project and the brand in a variety of logistical, financial, and legal aspects.
Plan-Spec-Bid
Plan-Spec-Bid is the most common delivery method in which an owner hires an architect (with design consultants) and they produce the construction documents (plans and specs among others). This type of project most often goes through a bid process (public or private) in which a contractor is selected. Division 16 pursues Plan-Spec-Bid projects with most of our General Contractor Clients. Our competent and energized construction and management team delivers Plan-Spec-Bid projects on time, fulfilling the requirements outlined in the project plans and specs. Our “Team” culture and approach to meeting our responsibilities and resolving the many complex issues that arise in construction projects make Division 16 your best team member.
Design-Assist
What we call Design Assist is a delivery method in which a team that includes the general contractor, the architect, the designers, and key subcontractors is composed. The general contractor and the key subcontractors assist the owner and architect-design team in making or keeping the project cost-effective and make suggestions regarding the technical aspects and constructability of the project. We have participated with great success in projects with this delivery method.
At times, we have been brought into the team either from the beginning stages of the project, or at other times, later in the process before and after a bid may have taken place. Often, Value Engineering is suggested when we have been brought into the team at a later stage of the design and/or construction phases. Our efficient construction coordination efforts and our relationships with suppliers and service providers allow for the opportunity to have greater flexibility during the complicated procurement stages of a project. Our competent team of engineers and project managers along with our technical and construction experience makes our company a great asset to your construction team in Design-Assist projects.
Design-Build
Design-Build is a delivery method in which a Design-Builder assumes the responsibility of the design and construction of the project. With this collaborative and integrated approach the Owner and Design-Builder can turn business idea into a tangible operation quickly in a cost effective manner. With vast experience in Design-Build and with clear knowledge of the issues that influence the design of functional and cost effective projects, we can testify that Design-Build is a win-win approach for owners, designers, contractors, and key subcontractors and suppliers. Our ability to produce the electrical design in-house, our experience procuring important agency endorsements, along with our commitment to schedule, quality and budget compliance makes Division 16 your preferred Design-Build team member.
